Staff Review

A "staff review only" final plan does not generally require review by the Planning Commission or Governing Body. This review process is available to businesses located, or wishing to locate, in an existing business park within a BP-1 or BP-2 zoning district, with the exception that the first final plan in a business park is subject to Planning Commission review and approval. This process is used for both new construction and expansion of existing facilities within an existing business park.

Procedure:

First contact the Land Use Division of the Department of Community Development and schedule a pre-application meeting to review your conceptual drawings and the City's requirements and procedures. Then submit a completed application form, along with the plan drawings and support documents as outlined in the final plan checklist. Applications may be filed at the Department of Community Development any time between the hours of 8 a.m. and 5 p.m. on or before the filing deadline date. Late submittals will be placed on the next available agenda. An application to expand an existing facility should be labeled "revised".

The Staff Review Team (including planners and engineers from the Department of Community Development and representatives from the Fire, Police and Parks Departments) meets approximately every two weeks to review pending projects for compliance with performance, design, and other standards of the Unified Development Code, and for conformance with the approved preliminary plan. Following the Staff Review Team meeting, comments and questions will be forwarded to the agent listed on the application. After the agent has satisfactorily responded to staff concerns, the plan will be approved.

Should the staff and applicant, for any reason, be unable to agree upon any elements during the plan review process, the item may be appealed to the Planning Commission and will be placed on the next available agenda. Plan Expiration:

Unless a building permit has been obtained and construction diligently pursued (by keeping the building permit active), or unless a plan extension has been approved, the final plan approval will expire one year from the date of approval.

Fees:

A non-refundable fee of $350 is due at the time the final or revised final plan application is submitted.
