The Comprehensive Plan designates land use classifications in the Future Land Use Plan. This Plan reflects the relationship and magnitude of desired land uses as a guide for implementation through zoning for specific parcels and projects. There may be more than one zoning category that can be used to implement a land use classification. The following categories of land uses are reflected in the Plan:
Low Density Residential
Low density detached single-family housing not exceeding a gross density of one dwelling unit per acre preferably incorporating lot clustering to protect environmentally sensitive areas.
Suburban Density Residential
Low density detached single-family housing not exceeding a gross density of 3.5 dwelling units per acre.
Medium Density Residential
Moderate density attached dwellings and detached single-family housing not exceeding a gross density of 8 dwelling units per acre.
High Density Residential
High density attached housing not exceeding a gross density of 16 dwelling units per acre.
Urban Residential
High density attached housing with a minimum gross density of 16 dwelling units per acre.
Neighborhood Retail
Commercial retail uses and personal services in concentrations with gross leasable areas of 30,000 - 150,000 square feet intended to serve surrounding neighborhoods within 1 -2 mile radius with minimal regional draws. Such uses are generally located in stand alone buildings or in small commercial centers and may include uses such as convenience stores, beauty salons, restaurants, grocery stores, drug stores, clothing stores and specialty shops.
Community Retail
Commercial retail uses in concentrations with gross leasable areas of 150,000 - 300,000 square feet that provide services to a larger area of a 3 - 5 mile radius as well as automotive traffic generated from a major highway that may include uses such as restaurants, motels, automotive service uses, building supply uses, large retail and other related uses.
Regional Retail
Large commercial retail uses in concentrations with gross leasable areas in excess of 300,000 square feet that serve a larger regional market and may include uses such as grocery superstores, large discount stores, warehouse clubs, large specialty retailers, manufacturers outlet stores, and department stores. These uses are usually located in large commercial centers along major roads and highways.
Office
Buildings used for the conducting of business where no sales of stock-in-trade, manufacturing, or warehousing occur. Examples include medical and dental offices, professional offices and large-scale office buildings with single or multiple tenants.
Office/Research & Development
Buildings used primarily for Office, Research and Development uses with some light industrial or assembly ancillary to the office use or the research and development use. An example would be a high end mixed use corporate "campus" with multiple functions on one site.
Business Park
Planned developments that provide space for offices, warehousing, assembly, manufacturing and buildings with a mixture of these uses.
Public/Semi-Public
Buildings open for public use with or without a fee that may include, but is not limited to schools, religious centers, community centers, golf courses, country clubs, cemeteries, hospitals, public or civic buildings, museums and other similar uses.
Parks/Open Space
Land used for publicly owned parks and recreation, or land that is to be preserved in its natural state whether publicly or privately owned.
